Real Estate Selling Tips

The following suggestions can improve your house's appeal and should be done before shown to the first buyer.

Curb appeal! Keep your lawn and shrubs trimmed and walkways clean and free of debris.

Upon entering your home it should look neat, uncluttered and smell clean. Even outdated homes where remodeling has been deferred should look inviting.

Dust all light fixtures and especially the light bulbs and replace bulbs where needed. Make sure your dining rooms chandelier sparkles.

Kitchens and bathrooms sell a house and they should also sparkle. Remove small appliances (mixers, blenders, juicers, food processors, etc) from kitchen counter tops after they are used. Coffee makers can remain. Keeping an uncluttered workspace in the kitchen helps the buyers see how much real space is available.

Take the time to repair any leaking faucets. Re-grouting and re-caulking can improve the look of a bathroom enormously.

Have carpeting professionally cleaned and deodorized. If carpeting has any substantial defects then you might consider replacing it with new neutral color carpeting.

Allow the Realtor® to show the Property.

Leave your home during this time.

If the buyer has any questions, the agent will ask you later.
Tighten handrails where they wobble or are loose.

Keep hallways and stairs free of obstacles and hazards.

Windows should be washed and blinds always kept open to allow as much natural light to shine in.

Beds should always be neatly made and bedroom area free from clutter.

Pets, whenever possible, should be away from the house when showing. If not, then dogs should be contained in a pet area. Even the most friendly family pet can be a distraction to a showing.
